The petitioner sought approval of an amendment to the “Mallard Prairie” P.U.D. Master Plan to allow single-family attached residences (townhomes) on approximately 11.1 acres (Parcel “B”) of the overall 97.4-acre property. Parcel “B” has approximately 1,000 feet of frontage along 170th Street and was designated for multi-family residences with a maximum density of 20 units per acre when the P.U.D. Master Plan was originally approved. This P.U.D. amendment allows for an option to construct single-family attached residences at a maximum density of 12 units per acre.
