This site plan proposes the construction of a 65,918 square foot warehouse addition to the west side of an existing 54,954 square foot office-warehouse facility (19,270 square feet of office and 35,684 of warehouse), increasing the total building area to 120,872 square feet. The exterior materials of the warehouse addition are proposed to be precast concrete to match the existing warehouse exterior as allowed in the P.U.D. Master Plan. All of the surrounding nonresidential properties are included in the “Crossroads Business Park” P.U.D. and located in the Dallas Center-Grimes School District, and all are developed with the exception of the property adjoining to the south.
